Most agents expand. They chase volume across zip codes, spreading thin enough that no one notices. I went the other direction — and built everything around the neighborhood I chose to live in.
Your Local Guide
Ten years working across King County taught me the market. Moving to Capitol Hill taught me something more valuable — the texture of a neighborhood. The blocks that hold their value. The light at certain hours. The buildings with stories no listing sheet will ever capture.
That texture is what actually drives value for the people who choose to live here. And understanding it is what separates representation from transaction.

The Story
I didn't start in Capitol Hill. I started the way most agents do — taking every call, driving every neighborhood, learning the market mile by mile. There's value in that. You learn the mechanics. You learn how contracts actually work. You learn to read people.
But somewhere around year five, I realized the agents I respected most weren't generalists. They were the ones who knew one place so well that their clients never had to wonder. They didn't pitch — they interpreted. They didn't compete on volume — they competed on fluency.
So I moved to Capitol Hill. Not as a strategy — as a decision. I walked the blocks. I learned the architecture. I joined the boards. I became the kind of local who notices when a Craftsman on 15th quietly hits the market, and knows exactly who it's for.
How I work
Your home isn't a commodity. It sits on a specific block, catches light at a specific hour, and tells a story that only someone who knows the neighborhood can frame properly. I represent homes the way they deserve — with context, precision, and an understanding of what makes each one singular.
Pricing isn't math. It's interpretation. Two homes on the same street can command different numbers based on light, layout, and what's happening three blocks east. I price with the kind of specificity that only comes from knowing a neighborhood at the block level.
The presentation of a home matters. Staging, photography, the language used to describe it — these aren't afterthoughts. They signal who you are and who this home is for. I treat every detail as an extension of the neighborhood's character, not a template.
I negotiate from knowledge, not pressure. When you understand the micro-market — what sold quietly, what's about to list, what the block's trajectory looks like — you don't need to posture. The information does the work.
