Federal Ave, Seattle: A Neighborhood Guide

Federal Ave is a small residential neighborhood in North Capitol Hill, centered along Federal Avenue East between E Prospect St and Galer St. It is made up of single-family homes, most of them historic, with just a few newer builds where older houses have come down.

What sets Federal Ave apart from its famous neighbor is its range. A roughly $1.7 million Cape Cod and a home listed near $9 million can exist within the same small neighborhood. Federal Ave offers the prominent architecture, history, and location associated with North Capitol Hill’s grandest residential areas—but across a much broader mix of homes and price points. Federal Ave has a blend of more approachable homes.

What Is the Federal Ave Neighborhood Like?

Federal Ave is one of the most prominent residential areas in North Capitol Hill, but the homes are not all in the same price tier. The neighborhood is almost entirely made up of single-family homes, most of them historic, but not every property is an enormous estate. You will find smaller historic houses alongside some of the largest homes in North Capitol Hill.

That range is central to the neighborhood’s character: a prominent address without a single uniform house type, architectural style, or price point. The neighborhood continues to evolve, even while much of its historic character remains intact.

How Is Federal Ave Different From Millionaire’s Row?

Millionaire’s Row is known for a more consistently estate-scale collection of homes. Federal Ave spans several price points and includes a wider range of house sizes and architectural styles. Federal Ave has the architectural presence and history people associate with Millionaire’s Row, with a wider variety of homes.

On Federal Ave, you might find a smaller Cape Cod near a Tudor, a Spanish-style estate, or a Craftsman. Some homes are around 3,500 square feet, while others exceed 10,000 square feet.

Homes on Millionaire’s Row also very rarely get listed for sale publicly, whereas you’ll be able to find some homes on Federal Ave listed for sale publicly.

What Kind of Homes Are in Federal Ave?

Federal Ave is made up almost entirely of detached single-family homes. Most are historic, with a small number of newer houses built where older homes once stood.

Architectural styles in the neighborhood include:

  • Spanish-style homes

  • Tudors

  • Craftsmans

  • Cape Cods

  • Newer custom construction

Homes range from approximately 3,500 square feet to more than 11,000 square feet. Because the properties vary so widely, two houses in the same neighborhood may appeal to very different buyers.

What Is the Difference Between the Park Side and the 10th Avenue Side of Federal Ave?

This is one of the details that might not be very obvious until you have spent time exploring the neighborhood in person, and it can meaningfully change what living in a particular home feels like.

On the park side, some homes back directly onto Volunteer Park, with the park’s greenery and walking paths immediately behind them. Imagine having Volunteer Park as your backyard—totally dreamy!

On the 10th Avenue side, many homes back onto parking lots used by nearby businesses and churches. Some owners have built gates into their back fences, allowing guests to park behind the house and enter through the backyard during parties, fundraisers, and other events. It’s pretty convenient! It is an unusual feature of the neighborhood, but for homeowners who entertain frequently, it can become a surprisingly useful amenity.

How Much Do Homes in Federal Ave Cost?

Like much of North Capitol Hill, the cost of homes in the Federal Ave neighborhood is quite nuanced.

At the lower end recently, a roughly 3,500-square-foot Cape Cod was priced around $1.7 million. The previous owner had lived there for approximately 50 years. The sale illustrates how much value buyers may place on the Federal Ave address, even when a home is smaller than the neighborhood’s largest estates.

At the top of the range, two of the largest homes were priced at $8.8 million and $8.75 million. Two of the neighborhood’s largest properties measure approximately 11,520 and 10,289 square feet.

Because the homes vary so significantly in size, condition, architecture, historic character, and level of renovation, pricing is determined property by property. A neighborhood-wide average does not tell the full story here. When I’m talking with my buyer and seller clients about price points, we dive into the nuances in each of the neighborhoods together.

Are There Historic Homes in Federal Ave?

Yes. Federal Ave contains a concentration of historic homes, although the neighborhood itself is not an officially designated historic district.

Some individual properties may carry historic recognition or restrictions, while others are simply older or architecturally significant homes without a formal designation.

If you are considering buying a particular property, it is important to confirm its status before making renovation plans. Historic designation and remodeling requirements are specific to the individual house and should be investigated during the buying process.

Buying a Home in Federal Ave

The pattern has shifted in recent years. More of the neighborhood’s larger homes are changing hands quietly, before they are publicly listed. At the lower price points, buyers are more likely to see homes reach the public market.

Finding the right larger home in Federal Ave can require more than watching listing websites. It often comes down to knowing the neighborhood: who owns what, which properties may be changing hands, and who might be open to a conversation.

I can help buyers explore both publicly listed and potential off-market opportunities. I have strategies we can talk through if you’re set on buying a home here.

Selling a Home in Federal Ave

The right selling strategy depends entirely on the house.

These homes are not interchangeable, so the plan for a restored Spanish-style estate should not be the same as the plan for a rebuilt new-construction home. Each property needs its own positioning, story, and marketing strategy.

For a historic home, that may include bringing in a historian or architectural expert to help document its past. Buyers at this level are often purchasing more than square footage. They are also responding to the history, design, provenance, and experience of the property.

Every house in Federal Ave has a story worth telling. My job is to determine what makes a particular home meaningful and build the sale around it.

What Is It Like to Live in Federal Ave?

Living in Federal Ave offers a residential experience that feels removed from Capitol Hill’s busiest commercial areas while remaining close to restaurants, shops, parks, transit, and major employment centers.

The neighborhood is residential, but nearby business districts are only a short distance away. Depending on where a home is located, residents may also have direct or nearly direct access to Volunteer Park.

The neighborhood’s relationship with the park is one of its defining features. Homes on the park side can feel especially connected to the landscape, while properties on the opposite side may offer practical backyard access to neighboring parking areas.

The scale of the homes and lots varies considerably. Some properties offer the privacy and grounds associated with a large estate, while others provide a more manageable version of historic North Capitol Hill living.

What Is the Dining and Shopping Like Near Federal Ave?

There are three main areas you’re most likely to head to for dining and shopping, and this includes 15th Ave E, Broadway, and Summit. The shops and restaurants along 15th Ave E are close, as they are from the rest of North Capitol Hill. Federal Ave also offers easy access down the hill to Broadway and the Summit area of Capitol Hill.

Dining, Coffee, and Shopping in the Summit Neighborhood

Summit is another micro-neighborhood of Capitol Hill, and while it’s not in North Capitol Hill, it’s right on the border.

Local destinations include places like:

  • Single Shot

  • Harry’s Fine Foods

  • Cornelly

  • Offline Coffee Co.

  • The Lookout

  • Sol Liquor Lounge

Dining and Shopping on Broadway

Broadway is just a few blocks south of Federal Ave. Again, this neighborhood is a part of Capitol Hill, but not North Capitol Hill. This is one of Capitol Hill’s main thoroughfares and iconic Seattle!

Local destinations include places like:

  • The French Guys Bakery (my personal fave; get the nutella crêpe!)

  • Altura

  • Ishoni Yakiniku

  • Carrello

  • Bait Shop

  • Corvus & Company

  • Local Bigger Burger

  • Espresso Vivace

  • Herb & Bitter Public House

There are so many other options here too, but these are a few of the restaurants that are on the northern part of Broadway and especially close to Federal Ave.

Dining, Coffee, and Shopping on 15th Avenue East

15th Avenue East is North Capitol Hill’s primary commercial street and the walkable center of the Stevens area. Since I live in the Volunteer Park micro-neighborhood, I’m just blocks away from the business district portion of 15th Ave E. I serve on the 15th Avenue East Business Improvement Area board, and I love being able to contribute to this thriving community.

A few of the popular businesses along 15th Avenue East include:

  • Smith

  • Liberty

  • Bar Cantinetta

  • Patio Thai

  • Jamjuree

  • Hopvine Pub

  • Nuflours

  • Victrola Coffee Roasters

  • European Vine Selections

  • The Shop Agora

  • The Red Balloon Company

  • Rainbow Natural Remedies

  • Walgreens

  • Uncle Ike’s

Annual neighborhood events include the 15th Avenue East Patio Party and the Capitol Hill Holiday Wine Walk. These are both a fun time and I totally recommend giving each event a try, especially if you’re thinking about moving to the neighborhood. It’ll give you a good sense of the vibe.

Kale’s Federal Ave Insider Tip

My favorite nearby restaurants are right down the hill in Summit: Single Shot, Harry’s Fine Foods, and Cornelly. Another fave is The French Guys, which is just off of Broadway. Get the nutella crêpe!

What Is It Like to Commute From Federal Ave?

Federal Ave offers relatively direct access to several major parts of Seattle.

From the neighborhood, you can get off Capitol Hill without first traveling through its busiest business districts. South Lake Union, Downtown Seattle, the University of Washington, Interstate 5, and State Route 520 are all within relatively easy reach.

The nearby 520 connections are especially convenient for homeowners who regularly commute to the Eastside to work in Redmond, Kirkland, Bellevue, or Factoria.

Federal Ave also provides several possible routes toward downtown, allowing residents to choose a path based on current traffic rather than relying on a single corridor.

What Is the Outdoor Access Like in Federal Ave?

Volunteer Park is the neighborhood’s most immediate outdoor amenity. Some homes back directly onto it, and residents throughout Federal Ave can easily access its lawns, gardens, walking paths, and cultural attractions. Volunteer Park really is your backyard here!

Streissguth Gardens and the Howe Street Stairs are also nearby. Together, they provide a distinctive route through North Capitol Hill’s steep landscape, with garden paths, stair climbs, and views toward Lake Union and Downtown Seattle.

The combination of Volunteer Park, Streissguth Gardens, and the neighborhood’s public stairways gives Federal Ave residents several ways to stay active and spend time outdoors without leaving the immediate area.
